Find an Apartment or House in Warsaw

To buy or to rent, with an agent who looks after your interests

Searching for a home in Warsaw means comparing districts, commute times, schools and building standards, often from abroad and in a language you may not speak. We start by understanding what you need and then show you only the properties that are worth your time.

Besides our own listings, we search the Polish MLS and the wider market, and we often know about properties before they are advertised.

What we do for buyers and tenants

  • Needs assessment

Budget, size, location, commute, schools, pets, parking and move-in date, agreed before we show anything.

  • Shortlist including off-market properties

Properties from our listings, the MLS and our network of owners, checked before you visit.

  • Viewings and neighbourhood information

We accompany you to viewings and explain the area: schools, healthcare, shopping and transport.

  • Negotiation on your behalf

Price or rent, deposit, furnishing, repairs before move-in and contract terms.

  • Legal and administrative support

We check the property's legal status and guide you through the lease, the preliminary agreement and the notary.

  • Move-in

A documented handover with inventory and meter readings, and help setting up utilities.

How it works

  1. Tell us what you need

A short call or meeting, also online, to agree on your budget, area and priorities.

  2. Shortlist

We send a selection of matching properties with photos and our comments.

  3. Viewings

We plan the viewings so you can see several properties in one visit.

  4. Offer, contract and keys

We negotiate, check the documents and attend the handover with you.

Frequently asked questions

Can I start my search before I arrive in Warsaw?

Yes. We agree your requirements by phone or video call and send you a shortlist, so your time in Warsaw can go to viewing the best options.

What does renting an apartment in Warsaw usually involve?

Typically a fixed-term lease, a security deposit, the first month's rent paid in advance, and a handover report with inventory and meter readings. Some owners also ask for an institutional lease (najem instytucjonalny) or occasional lease (najem okazjonalny). We explain every clause before you sign.

Can foreigners buy property in Poland?

Citizens of the EU and EEA can buy apartments and houses on the same terms as Poles. Buyers from other countries can freely buy an apartment, while a house or land may need a permit from the Ministry of Interior. We check your situation and work with notaries and lawyers who handle this regularly.

Which districts of Warsaw do you recommend?

It depends on your priorities. Families often look at Wilanów, Mokotów or Konstancin for space and international schools, while Śródmieście and Powiśle suit those who want the city centre. We suggest areas once we know your commute and lifestyle.

Do you only show your own listings?

No. Through the Polish MLS and our contacts with other agencies and owners, we can show you a much wider choice than our own portfolio.

Tell us what you are looking for and when you need it, and we will send you the first proposals.
