Property Management in Warsaw for Foreign Owners

Your apartment or house in Warsaw, looked after while you are abroad

Owning a rental property in Warsaw while living in another country means dealing with tenants, repairs, bills and Polish paperwork from a distance. We take over the day-to-day management so your property stays let, maintained and documented.

You get one contact who speaks your language, regular reports, and decisions only when they are needed.

What our property management includes

  • Tenant search and vetting

Marketing, viewings and checks of each applicant's employment and references before we recommend them.

  • Lease agreements

Preparing and negotiating the lease, including occasional lease (najem okazjonalny) where it protects you.

  • Rent collection

We monitor payments of rent and charges, follow up on delays and keep you informed.

  • Repairs and maintenance

Tenants report problems to us; we arrange trusted tradespeople and agree larger costs with you first.

  • Check-in and check-out with inventory

Photo-documented handovers with inventory and meter readings, and settlement of the deposit at move-out.

  • Utilities, administration and reports

Utility contracts, contact with the building administration, and regular reports on payments, repairs and the property's condition.

How it works

  1. Introduction

We talk about the property, your plans and how involved you want to be, by phone or video call.

  2. Property check

We inspect the property, document its condition and suggest any work before letting.

  3. Tenant and lease

We find and vet a tenant, you approve them, and we sign the lease and hand over the keys.

  4. Ongoing management

Rent, repairs and administration are handled for you, with regular reports.

Frequently asked questions

Do I need to be in Poland to use your property management?

No. Most of our property management clients live abroad. We communicate by email, phone or video call, and documents can be signed remotely or through a power of attorney.

How do you choose and check tenants?

We meet applicants in person, confirm their employment and income, ask for references and discuss the lease terms. Many of our tenants are employees of international companies and diplomatic missions. You always approve the final choice.

Who decides on repairs and their cost?

We agree a limit with you for small urgent repairs that we can order straight away. Anything above that limit we quote and approve with you first.

How will I know what is happening with my property?

You receive regular reports on rent payments, charges and repairs, plus photos after handovers and inspections. We contact you straight away if something needs your decision.

Can you take over a property that already has a tenant?

Yes. We review the existing lease and payment history, introduce ourselves to the tenant and take over the day-to-day management from an agreed date.
